3 & 4 bedroom houses up for sale will need to be covered
by a Home Information Pack.
If you're thinking about converting one bedroom or more of your
house into a "study" or "office" to reduce
the number of bedrooms to 2, in order to get around having to
order a Home Information Pack and achieve compliance with the
conditions set out therein, think again.
It will probably work out cheaper to comply with the conditions,
than to convert your house to "2 bedrooms and a study",
and of course the value of your home will reflect the real number
of berooms you are able to advertise to buyers. You can also advertise
the fact that your house IS compliant - which will possibly increase
its value.
Compliance with HIP insulation requirements is therefore likely
to be much more cost effective than trying to
get around having to purchase a HIP, or to convert a room to a
"study" or "office" and advertising your house
as 3 bedroomed, with the subsequent loss in perceived value.
And, let's be honest - it will do the planet less harm
in the long run.

if you apply from here too. Grants of 30%
- 70% are available to those able to pay and for those
on eligible benefits or tax credits, 100%
grants are ready to be taken up, with no requirement to pay the
money back.
